Moving to Deal: a practical guide
Housing and what it costs
Deal itself is the expensive end: the Census Bureauβs 2020β2024 median owner-reported home value for its ZIP (07723) is about $1.58 million, among the highest on ShulMap. Most of the communityβs shuls sit outside the borough, and the towns around it cost far less by the same measure: about $768,000 in Oakhurst (07755), $684,000 in West Long Branch (07764), $579,000 in Long Branch (07740) and $522,000 in Eatontown (07724). Long Branch is also where the rentals are; more than half its households rent. Census medians lag the market, so use the search above for live listings.
Picking an area
Pick the shul first. Dealβs own streets put you near the Synagogue of Deal, Ohel Yaacob and the Safra Synagogue. The West End and Elberon sections of Long Branch have the biggest cluster of shuls outside Deal, along Park Avenue and the streets off Ocean Avenue. In Ocean Township, West Dealβs shul is Magen David on Deal Road, and Oakhurst has its own. The towns run into each other, but the walk from one cluster to the next can be long, so check the map before you commit to a street.
Kosher and daily life
The Jersey Shore Orthodox Rabbinate (JSOR) supervises the local restaurants and stores; check its list for the standard you keep, since it notes that standards such as halav Yisrael and Bet Yosef vary by establishment. Most of the shopping is on Norwood Avenue, Monmouth Road in Oakhurst and Brighton Avenue in the West End. The JSOR lists six mikvaos across the area. Many families come down from Brooklyn only for the summer, so ask how your shul runs in winter as well.
Schools
The schools mapped here are Hillel Yeshiva and Ilan High School in Ocean Township, Bet Yaakov of the Jersey Shore in West Long Branch, Bnot Shirah of Deal for younger girls, and Yeshivat Keter Torah in Eatontown. Confirm admissions, tuition and busing directly with each school.
Who it fits
Sephardic families, especially those with Syrian or Brooklyn ties, who want a large community by the ocean, and families already summering here who are thinking about staying year-round. If price is the obstacle, look at Long Branch, Oakhurst and West Long Branch before ruling the area out.
