Sunny Isles is high-rise oceanfront living, and it is priced accordingly — this is one of the most expensive stretches of the South Florida coast, with luxury condo towers dominating the market. Housing is essentially all vertical; there is very little single-family stock. Buyers here are generally choosing the building and the view as much as the community. Picking a building

Because everything is high-rise, the building is the decision. Chabad Lubavitch of Sunny Isles Beach and the Chabad Russian Center both serve the community, with the Russian Center hosting the first mikvah built in Sunny Isles Beach. Be aware that there is generally no walking-distance eruv here to rely on — this is a significant practical difference from Surfside or North Miami Beach, and it should be confirmed with your rav before you commit.

Kosher and daily life

AMPM Kosher is the neighborhood’s local kosher market, and the much deeper selections of Aventura and North Miami Beach are minutes away. Most residents treat the surrounding communities as their extended kosher infrastructure rather than relying on Sunny Isles alone.

Schools

Families draw on the north Miami-Dade day schools in Aventura and North Miami Beach, a short drive west and south. Confirm current admissions and busing directly with each school.

Who it fits

Sunny Isles has one of the highest concentrations of Israeli and Russian-Jewish residents in the United States, and the community skews Sephardic, Israeli, and Russian — culturally distinct from Boca’s Ashkenazic Orthodox world. It is the best fit for families who want to be inside that community and do not need a large Ashkenazic shul structure or a reliable eruv on their doorstep.
