Moving to Spring Valley: a practical guide

Who this suits

Spring Valley is the most affordable and most walkable part of the Monsey area, and it suits people who value both of those over space and quiet. It is a dense village of apartment buildings, two-family homes and shtieblach — you can generally walk to a minyan, a bakery and a grocery, which is not true of Wesley Hills, New Hempstead or Pomona. If what you want is a large house on a wooded lot, this is the wrong village and one of those is the right one.

Renting — this is the practical entry point to Monsey

Spring Valley has genuine rental stock, which most of the surrounding Ramapo villages simply do not. Apartments and two-family homes exist here in a way they do not in the large-lot villages, which makes it the usual first stop for young couples and for families moving into the community before buying further out. If you are relocating to the Monsey area and are not yet ready to buy, this is realistically where you will look.

The address trap — read this before you search

The Spring Valley 10977 post office also serves New Hempstead, parts of Wesley Hills, and Chestnut Ridge. A very large number of addresses that read “Spring Valley, NY 10977” are not in Spring Valley village at all — they are in a neighbouring village with different property taxes, a different school district and a different price level. Verify the actual village, tax jurisdiction and school district on any specific property. Do not rely on the mailing address.

Picking an area

Spring Valley village is diverse and much of it is not Orthodox — the Jewish community is concentrated in particular sections rather than spread evenly across the village. That makes street-level choice more important here than in the surrounding villages. The blocks around North Main Street, Maple Avenue, Decatur Avenue and North Cole Avenue carry most of the shuls: Parkview Shul, Vangrub, Oshvar, Breslov’s Ne’imes Hanachel and others. The community leans strongly Chassidish; if that is not your kehilla, New Hempstead to the north is a noticeably different mix.

Kosher, schools and daily life

Everything is close. Monsey’s kosher supermarkets and restaurants are minutes away and there is retail within the village itself, which combined with the density is why people manage here without the driving that the outer villages require. Schools are the full Monsey-area range — confirm admissions and busing directly.
