Housing and what it costs
Pomona sells space and quiet. The village sits in the woods north of Monsey near Harriman State Park, and the housing stock is spacious single-family homes on wooded lots — closer in feel to a suburban Rockland village than to a frum neighbourhood. Prices sit broadly alongside the other Monsey-area villages and above Monsey’s denser sections, and Rockland County property taxes are a real line item that should be modelled rather than estimated. Who this suits
Pomona is the right fit for a specific kind of family and the wrong one for others, so it is worth being blunt. It suits people who want a small kehilla where everyone knows each other, are content to drive for shopping and school, and value quiet and land. It does not suit anyone who wants to walk to a supermarket, choose between a dozen minyanim, or have institutional depth on their doorstep. The community is genuinely small — it passed roughly a hundred families only within the last several years — and that is the point of it.
Picking an area
The village is compact enough that the choice is mostly about which minyan you want to walk to. The Shul of Pomona Heights on Halley Drive and Khal Avreichim on Chestnut Drive sit toward the centre and west; Kehillat Sephardim on Cornell Peak serves the Sephardic kehilla; Khal Mount Ivy on Anderson Road covers the eastern end. New Hempstead and Wesley Hills are immediately adjacent, so the practical catchment for a minyan or a neighbour is larger than the village line suggests.
Kosher, schools and daily life
Everything commercial and educational is in Monsey, a short drive south — kosher supermarkets, restaurants, mikvaos, yeshivas and Bais Yaakovs. Families here treat Monsey as their downtown. Budget the driving time honestly, particularly for school runs, because it is the main daily cost of living somewhere this quiet. New York City is roughly forty-five minutes by car, which makes Pomona workable for people commuting in.
Eruv
The Rockland Eruv is one comprehensive eruv around Monsey. Its published perimeter runs Route 202 to the north, the New Jersey border to the south, Pascack Road east of Route 45 to the east and Spook Rock Road to the west; ShulMap does not work out from that description whether a particular Pomona street is inside it, so check your street on the official map at rocklanderuv.org.
