Moving to Hancock Park: a practical guide

Hancock Park or Pico-Robertson

Almost everyone relocating to Orthodox Los Angeles ends up choosing between these two, so it is worth stating the difference plainly. Hancock Park is older, quieter and more residential, with a community that leans Yeshivish and Chassidish and the city’s deepest concentration of yeshivas and kollelim. Pico-Robertson is denser, more commercial, more Modern Orthodox, and has far more kosher retail on the street. Hancock Park’s housing is grander and generally more expensive; Pico-Robertson has more of the small-and-central options. Neither is the obvious answer — the question is which community you want to be part of.

Housing and what it costs

The classic Hancock Park streets are large pre-war houses on wide lots, and they are priced accordingly. Much of the neighbourhood also sits inside a Historic Preservation Overlay Zone, which restricts external alterations — this matters directly if you are buying with the intention of expanding for a growing family, and it is the detail most out-of-town buyers miss. The blocks closer to La Brea and toward Beverly Boulevard are smaller-scale, include duplexes, and are where much of the community’s recent growth has gone. Picking a street

Work outward from the shul. The North La Brea corridor is the densest stretch — Kesher Torah at 129, Maayon Yisroel at 140, Shaarei Torah at 334, Congregation Levi Yitzchok at 356 and Bais Yehuda at 360 are all within a few hundred yards. South Highland Avenue carries Ohel Avrohom and Rubin’s Shul, and the Beis Medrash of Hancock Park is on South Orange Drive. Most of the neighbourhood puts several minyanim inside a comfortable walk, which is unusual for Los Angeles and is a large part of the appeal.

Kosher, schools and daily life

This is the part of Los Angeles with the deepest institutional depth — yeshivas, kollelim and Chassidishe kehillos concentrated in a way that exists nowhere else in the city. Kosher shopping is served both locally and by the larger concentration on Pico, fifteen or so minutes away depending on traffic. Confirm current school admissions, grades and busing directly; the range here is wide and changes.
