Moving to Valley Village: a practical guide

The Valley or over the hill

Valley Village is the Orthodox centre of the San Fernando Valley, and the decision to live here rather than in Hancock Park or Pico-Robertson comes down to two things: housing costs materially less on this side of the hills, and the community is compact enough to be genuinely walkable. What you give up is scale — fewer shuls, fewer schools, fewer institutions than the Westside communities.

The point people underestimate is the hill itself. On a map, Valley Village to Pico-Robertson looks like a short drive. In Los Angeles traffic it routinely is not, and the crossing is unpredictable enough that you should not plan a daily commute over it if you can avoid it. Families here generally organise their entire week — shul, school, shopping — inside the Valley. Plan on doing the same, and treat Westside institutions as occasional rather than routine.

Housing and what it costs

Single-family homes and duplexes at prices well below the equivalent in Hancock Park or Pico-Robertson, which is the main reason families choose the Valley. The community is concentrated in a small area, so the housing search is correspondingly narrow — which makes it manageable, but also means inventory can be thin at any given moment. Picking a street

Unusually simple here. Nearly the whole community sits along two parallel streets between roughly Whitsett and Coldwater Canyon. Chandler Boulevard carries the Valley Village Community Kollel and Shaarey Yerushalayim, plus Valley Torah High School. Burbank Boulevard carries Chazak LA, Yad Avraham, Maor Haim, and two kehillos sharing 12450 — the Sephardic Bet Midrash of Valley Village and Kehilas Lev Simcha. Bais Tefila is on Whitsett. Buying anywhere between those two boulevards puts most of the community within walking distance.

Kosher, schools and daily life

Valley Torah High School on Chandler is the anchor institution, and elementary options serve Valley families directly, so children are generally not being driven over the hill. That self-sufficiency is what holds the community together at this size. Kosher shopping exists in the Valley; the larger selection is on the Westside, which is a deliberate trip rather than a routine one. Confirm current school grades, admissions and busing directly.
