Housing and what it costs

Pico-Robertson is expensive — this is West Los Angeles, and observant demand for the walkable blocks near Pico Boulevard adds a premium on top of an already high market. Housing runs from apartments and condos to single-family homes in Beverlywood and the surrounding streets, with prices climbing sharply closer to Beverly Hills. Picking a block

The neighborhood is dense, walkable, and self-contained, and Pico Boulevard is the spine — shuls run along it from Beverly Hills to Beverlywood, with Robertson Boulevard adding more. Because nearly everything is walkable, the choice usually comes down to which kehilla you want: Beth Jacob, YICC, Adas Torah, Anshe Emes, Chabad Pico, or Congregation Mogen David for the Sephardic community. Kosher and daily life

Elat Market and Glatt Mart handle groceries, Jeff’s Gourmet Sausage Factory is a community institution, and Pat’s covers the steakhouse crowd. The Pico and Robertson restaurant rows give Los Angeles one of the deepest kosher dining scenes in the country — comfortably the best west of the Mississippi.

Schools

YULA’s boys and girls campuses both sit on Pico, and Hillel Hebrew Academy is just north on Olympic. Having high schools and elementary options inside the neighborhood is unusual for a West Coast community and is much of why Pico-Robertson holds families. Commuting

Pico-Robertson sits between the 405 and the 10, putting Century City, Beverly Hills, downtown, and the Westside within a normal Los Angeles commute. The neighborhood’s professionals skew toward entertainment, law, medicine, and business — and unlike most of LA, many residents can walk to shul rather than drive.
